What is the process/stages for Major Works?
If Ross and Liddell have obtained estimates for works and these are either incomparable or over £5000 in cost, this will be referred to Major Works for review and progression to initial survey.
1. Initial Survey – This is the initial stage of Major works, where a surveyor will be proposed to investigate and survey the defect, and provide a report with recommendations for remedial works. Ross and Liddell will request fee quotations from Surveyors for this service and propose to homeowners, usually with a funding request for this service. Dependant on findings, the recommendations may be subject to Tender by the Surveyor.
2. Tender Stage – Homeowners will then be asked to fund the Tender stage of the project, in which the recommendations from the initial survey will be quantified, a Schedule of Works produced, and tendered to contractors in line with the relevant tender guidelines, outlined by RICS. Most works usually fall under the SBCC minor works framework. The surveyor will then issue the tender package to contractors for pricing, with a full report/tender review document being provided, outlining their recommendation of contractor to progress.
3. Contract Stage – This is the final stage of the process, in which Ross and Liddell will ingather the funds, as received from the returned Tender, and progress the works through to completion. Once works are fully funded, instruction will be provided to the Surveyor and contractor for the contract. Following instruction, the contractor and Surveyor will meet prior to the works to confirm arrangements and Scope of Works, at a meeting called the Pre Start meeting. The Minutes will be shared to homeowners from this meeting, outlining important notes for homeowners during the contract.
Whilst works are on site, the surveyor will attend periodically to check on progress and certify portions of the works.
Works will then progress on site, for the duration noted, and upon completion the Surveyor will certify the works are complete and issue a Completion Certificate.
