What happens if these major works do not proceed?
In the unfortunate event the works do not proceed, we have an obligation to advise the insurer of this, which may result in exclusions or exemptions being applied to the policy i.e. roof refurbishment projects may find any claims relating to water ingress may not be covered or subject to a large excess payment until the required works are completed.
In the even the affected homeowner/s are unhappy that the works are not proceeding and are severely affected, they may choose to approach the Local Authority for assistance, through the Environmental Health Department, who in turn may impose a Statutory Notice against the building for the required repairs. This is a Legal Notice for repairs to be carried out, and will likely affect any property sales, refinance or mortgaging.
