What are Proposed Works?
The Code of Conduct under Property Factors (Scotland) Act 2011 outlines the requirements to consult with homeowners on works exceeding routine jobbing or emergency/H+S related works.
When we refer to ‘Proposed Works’, we are referring to works we have proposed to owners, that cannot progress without a majority vote and funding.
At R+L, we instruct routine repair works up to a value of £750. For water ingress, the value is £2,000.
Other than the case of emergencies, any other repairs required would be proposed to owners. Owners can vote and track the progress of ongoing Proposed Works via ‘MyR+L Portal’.
