The Process of Changing Factor

Step 1: Review Your Current Agreement
Check your Title Deeds and contract with your existing Factor, to establish the required notice period and information on voting within the development. We can assist you with this
Step 2: Engage with Fellow Owners
Most developments require a majority agreement among owners to appoint a new Factor. We can provide guidance on how to communicate with fellow homeowners, and build consensus.
Step 3: Formal Notification
Once the majority of owners have reached agreement, the next step is to formally notify your current factor in writing. Ross + Liddell can provide template letters and guidance to ensure your notice is correctly drafted, fully compliant with your Title Deeds, and accurately reflects the voting requirements.
Step 4: Handover

All we need from you to get the process started is:
- 5 years Claims Experience– this can be obtained from your current Factor
- Common Buildings Insurance Declared Value– this should be contained within your current insurance policy documentation
