Professional Services

Our fully qualified Chartered Surveyors are able to provide professional advice in relation to all aspects of commercial property.

The principal areas of advice can be categorised as follows:

Rent Reviews

Ross & Liddell have been dealing with rent reviews on all types of commercial property
for over 50 years.

Our experienced Chartered Surveyors have a detailed understanding of the lease terms and case law, around which the mechanics of the rent review process are based. Our market knowledge and understanding of the relevant valuation principles allow us to provide sound professional advice to both Landlord and Tenant clients, alike.

Whether you are a Landlord seeking to maximise rental income or a tenant wishing to minimise occupational costs we can give you the advantage to achieve the correct result.

Lease Renewals

Lease renewals allow a renegotiation of lease terms to reflect the prevailing market conditions, with the result that they present an important opportunity for both Landlords and tenants. There a re a wide range of aims and objectives on both sides, which can result in complex negotiations, the result of which can see significant rewards for the successful party. The experience of our chartered surveyors could be the difference between realising the potential of the renewal situation or unwittingly missing an opportunity.

Lease renewals should be treated with the same thoroughness as a new lease and we are ready and able to help you secure the best possible deal.

Rating Appeals

Every five years Scottish local Authorities revalue properties to set the level of Non Domestic Rates which they will attract. These business rates fall to be paid by the occupier or owner, depending on individual circumstances. The Rateable Value is fixed for the five year period and the level of payment based on this figure is calculated based on an annual Uniform Business Rate.

There are various allowances, particularly with regard to payments by small businesses, and there is a right to appeal Rateable Values if you believe them to be incorrect.

We provide a full consultancy service in respect to rating appeals from initial advice, through lodgement of an appeal, to dealing directly with the Local Assessors office in respect to the technical and statutory valuation issues relating to the assessment of value.

Our objective is to secure a fair and accurate assessment for individual properties and we have a long track record of doing so. We are happy to look at individual properties or larger portfolios throughout Scotland.
