Regular Inspections –
our Property Managers undertake regular inspections
which allows us to address any defects of
a communal nature and implement repairs. Our
sophisticated, computerized programme, ensures
our Property Managers undertake inspections
at the appropriate intervals. |

Property Maintenance –
Repairs of a routine, communal nature, noted
during the course of inspections, or reported
to us by individual proprietors, would automatically
be instructed to an approved contractor.
If works of a non-routine, major nature
were required, we would obtain competitive
estimates and, thereafter, seek the proprietors’
instructions.
Where works of a potentially extensive
nature were identified, we would be in a
position to offer the services of our in-house
building surveyors.

Buildings Insurance - we
can offer comprehensive buildings insurance
policies at very competitive rates. |

Cleaning – we can
organise the cleaning of communal areas to
suit individual requirements. In the majority
of instances, cleaning is normally undertaken
on a weekly basis, with window cleaning being
carried out on a monthly basis. |

Ground Maintenance –
we have prepared a Ground Maintenance Specification,
and seek competitive estimates prior to implementing
a ground maintenance contract, ensuring that
the grounds are maintained throughout both
the summer and winter periods. |

Lift Maintenance –
we seek competitive estimates based on a fully
comprehensive contract to ensure that the
cost to proprietors is kept to a minimum,
and that they are aware, in advance, of the
expected outlay. |

Fire Protection/Maintenance
– we can organise maintenance contracts
in respect of smoke detection/dry risers,
allowing equipment to be effectively maintained
and increasing the safety factor in the event
of a fire occurring. |

Plant/Machinery Maintenance
– we can organise contracts for any
specialist machinery installed, tailored to
suit individual properties. |

Detailed invoicing –
we provide clear and detailed invoicing in
compliance with the terms of the Deed of Conditions,
and make tradesmens’ invoices available
to proprietors for inspection. |

Contractors – all contractors
employed by us, on your behalf, have been
vetted to ensure suitability. |

Administration – our
property management team are well supported
by a highly trained, experienced, administration
staff. |

Planned Maintenance –
we have in-house building surveyors who can
prepare a planned maintenance programme, on
your behalf, and can oversee work to completion. |

our Property Managers attend meetings and
take minutes for circulation to proprietors. |
